Building Regulations Design


As well as meeting the planning policy requirements, all buildings must also conform to the Building Regulations at the time of construction. A Building Regulations design would involve things like the structural design, thermal envelope, fire strategy, drainage etc. and will help contractors to carry out estimates and construction works by providing comprehensive details and specifications.

Note: While the building regulations generally relate to the field of architectural design, the structural design of a building (relating to Part A of the Building Regulations) must always be developed by a qualified engineer.


What is it for


A building regulations application needs to be submitted to Building Control for almost all construction projects. The drawings required for this are more detailed than those needed for Planning Permission and will therefore need to be produced separately and to a greater technical specification. In the case of smaller scale projects, such as house alterations, where few specialist consultants would be involved, building regulations drawings are also the ones used by the contractors for construction.


What is being designed


The building regulations design stage focuses on how a building functions - this means that aspects of the scheme, such as energy efficiency, sustainability, buildability and adaptability are more dependent on this part of the design, rather than the planning stage design, which is more focused on aesthetics and functionality.
