Planning Applications

Construction projects can usually only start once they have been granted planning permission. While applying for planning permission can appear a complicated and troublesome process, our planning services are here to help our clients get through it and ensure the best possible outcome for their project.

What is involved

As part of our services, we will produce the necessary documentation needed alongside the architectural drawings, such as Design and Access Statements and Planning Statements, in order to demonstrate compliance and form a complete application set. Acting on our clients’ behalf, we will submit the documents as part of the appropriate type of application to the Local Authority. We will also advise if any beneficial design changes can be introduced to the proposal prior to submission, negotiate with planners and act upon any requests for design changes after submission.

Pre-application Advice

While our expertise in dealing with Local Authorities will help maximise the chances of planning approval, there is no guarantee that an application will be granted planning permission. This is mainly due the fact that even though planning law and guidance are quite comprehensive, architectural merit is often evaluated subjectively. For projects that we believe may face difficulties with approval, we would recommend, when possible, asking for pre-application advice – this is a draft submission of the design proposal to the local authority prior to submitting the actual application. The local authority will then be able to evaluate the proposal and provide recommendations in order for the proposal to be looked upon more favourably by the planners.

Additional Requirements

On occasion, additional reports, statements, and programmes may be required by the Local Authority that cover various planning components such as biodiversity, transport, noise etc. We have a range of specialised consultants that we can recommend to carry out the required work, and we can also contact, appoint and coordinate with any such consultants on our clients’ behalf.
